Phase I Environmental Site Assessments
Phase I Assessments are required and in cases of land purchases of $1 million or more are necessary. They are also an integral part of the decision-making process for lending and property purchase decisions.
A Phase 1 assessment includes a site visit and a comprehensive historical, and regulatory review to identify any environmental issues that are associated with the land.
Phase II Environmental Site Assessments
Phase II Assessments are completed when you want to take your search one step further by investigating the subsurface.
A Phase II evaluation typically includes sampling of soil, groundwater, surface waters, and/or suspected hazardous materials on or off the subject property.
